Policies and FAQ

Application Process:

  • Applications are accepted for rentals from adults 19 years or older. The application fee is $50.00 per adult and each adult living at the property is required to submit an application.
  • Guarantor applications are available with a $50.00 application fee. Guarantors are accepted for full-time students and individuals who may not otherwise qualify.

Payments and late fees/policy

  • Office hours are Monday – Thursday 8:30 AM – 4:30 PM and Friday 8:30 AM – 2:30 PM.  We are closed on Saturdays and Sundays and most bank holidays. 
  • Rent will be accepted in the office during office hours, by mail, or through the online tenant portal. If mailed, payment must reach us by the fifth (5th) day of the month.
  • CASH is NOT accepted. Payments must be made with a check or money order, or online
  • Rent is due on the first (1st) day of every month. Rent paid after the fifth (5th) day of the month is considered late and a $25.00 late fee will be assessed.
  • Rent paid after the tenth (10th) day of the month is considered late and a late fee equal to ten percent (10%) of the rent will be assessed in addition to the $25.00 late fee described above. (Example: If your rent is $500.00 and you pay on the 11th, you will owe: $500 + $25 + $50 = $575.00).
  • Rent and/or late fees for a unit must be paid in full, using only one method of payment. Roommates must remit one (1) check for the total amount. Partial payments or separate checks will not be accepted.
  • Partial payments will not be accepted for Security Deposits.
  • Each non-sufficient funds (NSF) check received will be assessed a $30.00 fee, as well as any late fees that may apply as a result of the rent now being late. Once a non-sufficient funds (NSF) check is received, checks will no longer be accepted from the individual who wrote the check.

Keys:

  • Keys will not be issued until all persons listed on the lease have signed, including the Guarantors. If the Guarantor is out of town, we must be in receipt of the mailed and notarized lease before keys will be issued.
  • Should a tenant find themselves locked out of the unit, they will need call a locksmith at your own expense.
  • The leasing office will retain an access key for maintenance.

Tenant Maintenance Responsibility:

  • Please refer to your lease.
  • The tenant will be responsible for ALL sewer backups. Please use a plunger and/or Plumber’s Friend.

    DO NOT USE DRAINO OR ANY OTHER LIQUID OR CRYSTAL DRAIN OPENER IN ANY DRAINS.
  • Requests for maintenance or service must be detailed and exact. Maintenance request forms may be found on this website.
  • If you break it, you fix it!

Neighbor Disputes:

Unreasonable interference with the rights, comfort or convenience of your neighbors will not be tolerated. If we receive complaints from your neighbors about disturbances, the eviction process will begin.

Pet Policy:

  • PETS ARE ONLY ALLOWED IN CERTAIN PROPERTIES MANAGED BY OWEN MEREDITH & SONS, INC. Please call the office to be certain of your property’s pet policy
  • If the property manager agrees to a pet in your individual unit, you must pay a $300.00 NON-REFUNDABLE PET FEE. Only the property manager, with approval from the owner of the leased property, can determine if a pet will be allowed in a particular property.
  • If a pet is allowed on property, a pet lease is required.
  • Breed restrictions will apply.
  • In the event an unauthorized pet is found on the premises (inside or out), for ANY REASON, you agree to pay an increased rent rate $100.00 per month for any given part of the month and a non-refundable pet fine of $1,000.00 (this applies to each pet found in the unit). This fine is to be paid in cash. Payment of this fine in no way gives you permission to keep the pet on the premises. The tenant agrees to pay for any damages arising from pet(s) being on said premises. Tenant understands and agrees that $1,000.00 cash fine will not be used to pay for any damages caused by the pet(s).
